The research aims to reveal the complex forces shaping the market while offering insights into its future direction and the reasons behind current trends. A key focus is on how the pandemic catalyzed profound shifts in the market, spurring growth in some neighborhoods while causing declines in others, and reshaping housing preferences to prioritize larger living spaces and outdoor amenities, reflecting evolving societal priorities.

Brooklyn Heights Historic Designation & Property Values
Since Brooklyn Heights was designated as New York City’s first landmarked neighborhood in 1965, the Landmarks Preservation Commission has designated 120 historic neighborhoods in the city. This paper develops a theory of heterogeneous impacts across neighborhoods and exploits variation in the timing of historic district designations in New York City to identify the effects of preservation policies on residential property markets. We combine an extensive dataset of residential transactions during the 35-year period between 1974 and 2009 with data from the Landmarks Preservation Commission on the location of the city’s historic districts and the timing of the designations. Designation raises property values within historic districts, but only outside of Manhattan.

NYC Historic Preservation: Community & Challenges
In New York City, community effort is often a necessary component in ensuring the successful designation of a historic district. This project explores the challenges of establishing a historic district in New York City by drawing on the experiences of the individuals directly involved in this initiative. Six historic districts, from three boroughs of New York City, were selected to serve as case studies. Expert interviews were conducted with eleven participants. Each of the participants interviewed is or was significantly involved with a community organization dedicated to establishing a historic district in their respective neighborhoods. In addition, one interview was conducted with a staff member from the Historic Districts Council. Building on the experiences of the participants, this project begins to consider the pressing issues confronting the future of preservation, and the opportunities to strengthen the field, and move it beyond its current limitations.
